Phase 2 approved for Oglesby-area subdivision

The Coryell County Commissioners Court approved a plat on April 25 for phase two of Twin Caverns Ranch, a subdivision in the Oglesby area.

"It is a continuation of the same subdivision (previously approved) with no new entrance," said county road and bridge department employee Justin Mannix. "It will utilize the same entrance as phase one. We met with the developer and pointed out seep areas (regarding drainage).

"They presented a survey of 627.75 acres in this phase, adding 109 lots. There will be 247 lots total for the subdivision."

He added that there are 25.59 acres of roads within the subdivision, which he said will not access state roads.

"The total cost estimate is $2,928,253 for the second phase," Mannix said. "They have provided us with a construction schedule showing a project completion date of May 30, 2024. They anticipate this project will take 14 months."

The subdivision will use wells for drinking water, and on-site sewage facilities (septic tanks) for sewage.

"Have they indicated whether phases three, four or five are coming?" asked Coryell County Judge Roger Miller.

"They have not at this time," Mannix said.

A representative of the developer attending the meeting said, "this will complete the project."

Commissioner Scott Weddle made the motion to accept plans for the subdivision.

"This is in my precinct," he said. "I drove out and everything looks good. I make a motion that we approve.

His motion was seconded by Commissioner Kyle Matthews, and the item was unanimously approved.
